What a good holiday-let manager does for a villa on Koh Samui
Maintenance, guests, cleaning and clear reporting: what a good manager does for a Koh Samui villa owner, from the team that runs our own villas and hotel.

A good holiday-let manager on Koh Samui keeps your villa in working order and fills it with the right guests. They clean it properly between stays and tell you clearly what happened each month. That covers maintenance, bookings and guest care, cleaning, and reporting.
On an island with salt air, heavy rain and a short high season, the upkeep matters as much as the bookings. We know this because we do it every day.
Our rental team, ATS Luxury Stays, runs the five Laem Sor villas we built or rebuilt, and South Beach Inn, our hotel in Thong Krut. Here is what that work involves, and what to ask any manager before you hand over the keys.
The four jobs of a holiday-let manager
1. Maintenance and upkeep
Pools, gardens, air conditioning, pumps and roofs all need regular care on Koh Samui. Sun, salt and rain wear a villa faster than a house you live in. A good manager checks the property on a schedule, fixes small things before guests notice them, and has trusted local trades on call.
2. Guests and bookings
This means writing and pricing the listing, answering enquiries, managing the calendar, and handling check-in and check-out. It also means being reachable when a guest has a problem at night. Good guest care shows up later in reviews, and reviews drive the next booking.
3. Cleaning and turnovers
A turnover is the clean and reset between one guest leaving and the next arriving. Linen, bathrooms, kitchen, pool and outdoor areas all get done, and anything broken gets reported. Guests notice cleaning first, and they write about it.
4. Reporting to you
You should know what was booked, what came in, what was spent and what needs attention. We send owners a monthly statement written so you can read it in a minute. If a manager's report needs a phone call to explain, ask for a simpler one.
How we run our own villas and hotel
We build and then run what we build. That gives us a manager's view and a builder's view of the same property.

The Laem Sor villas
Five of our villas sit on Laem Sor Road in Taling Ngam: Villa Malibu, Villa Miami, Villa Palm Beach, Villa Laguna Beach and Villa South Beach. We built or rebuilt all of them, and ATS Luxury Stays runs them as rentals. They are rated between 4.7 and 4.9 out of 5 on Airbnb.
Some of the work is about how the villas are let, not only how they are kept. Villa Malibu and Villa Miami stand side by side, so bigger parties can book both. Villa Palm Beach was fully booked in December 2024, its first high season.
South Beach Inn
South Beach Inn is our 8-room hotel on Thong Krut Beach. We renovated an older building into the hotel, and we have run it day to day since it opened in March 2025.
Running it means more than taking bookings. We launched a new breakfast menu, started a monthly fire show on the beach, refreshed the Rockstar Room, and renovated the entrance in April 2026.
Name check: South Beach Inn is our hotel in Thong Krut. Villa South Beach is a rental villa in Laem Sor. South Beach Resort and Beach Club is a separate new building across the road from the hotel.
What we've learned from running them

Upkeep that never stops
A rental needs refreshing on a cycle, before things break. In 2025 we renovated Villa Laguna Beach before it joined the rentals, starting with a fresh coat of paint on the roof. At South Beach Inn we were back with the tools within three months of opening, working on the Rockstar Room.
Practical details guests rely on
Small set-up choices save problems later. Villa Laguna Beach has a gated driveway, a private entrance, self check-in with a lockbox, and security cameras outside. That lets a guest arrive late without waiting for someone with a key.
Reviews are the report card
Guests tell you what is working. One wrote of Villa Malibu: "The place was really great – very quiet, extremely clean and just perfect for relaxing." (Guest, Villa Malibu)
They also tell you what isn't. In a four-star review in December 2025, a guest at Villa Miami said the pool needed more frequent cleaning during a long stay. A good manager reads every review, including that kind, and fixes the cause.
A builder knows where the pipes run
When the same team built the villa and now looks after it, repairs start from the drawings, not from guesswork. We explain more about why that matters in what running our own hotel taught us about building better.
The same approach in Kent
We started in Kent in 2020, and we now look after 18 homes across Kent, most of them in Herne Bay. Most of our Laem Sor villas and those Kent homes are run under the same Airbnb host account. You can read more about our holiday-let management in Kent.
What to ask a manager before you sign
- Who checks the villa, and how often? Ask for a named person and a schedule.
- Who cleans, and who checks the clean? Ask how they handle a complaint about cleaning.
- What happens when something breaks? Ask who they call and how fast they can get there.
- What will you see each month? Ask to see a sample statement before you sign.
- What do their current reviews say? Read the four-star and three-star reviews as well as the five-star ones.
- Do they run their own properties? A manager who lives with their own villas has a reason to look after yours.
Questions people ask
What does a holiday-let manager do on Koh Samui?
They look after the property, the guests and the money. That means maintenance, listings and bookings, check-in, cleaning between stays, and a clear monthly report. On Koh Samui, regular upkeep of pools, gardens and air conditioning matters as much as filling the calendar.
Do I need a manager if I don't live on the island?
Almost certainly. Guests need someone who can reach the villa quickly, and the villa needs regular checks between stays. A manager on the island handles both, and keeps you informed without you needing to fly in.
How does management affect what my villa earns?
Management costs come out of your rental income, but good management also protects it. Clean, well-kept villas earn better reviews, and reviews drive bookings. We explain the rest in what a Koh Samui villa really earns.
Who runs your rentals?
ATS Luxury Stays, our rental team. We build the villas and hotels, and ATS Luxury Stays runs the rentals, the bookings and the guests. It is one team under two names.
Can you manage a villa you didn't build?
Talk to us about it. We look after villas on Koh Samui and holiday homes in Kent. See our property management service for what's included.
