Holiday-let management in Kent

18 holiday homes managed for guests

We manage 18 holiday-let homes in Kent, England, through our rental team, ATS Luxury Stays. Nine are in Herne Bay on the coast. The others are in Ramsgate, Tankerton near Whitstable, St Mary's Bay, Canterbury, the countryside near Dover, and near Sevenoaks. They range from town-centre and seafront flats to family houses with hot tubs, and a pool house with a sauna. We look after the listings, bookings, check-ins, cleaning, guest messages and repairs. Most rated homes score 4.5 or more out of 5 on Airbnb. Kent is where we started in 2020, before our building work moved to Koh Samui. It shows how we run holiday homes day to day, the same way we do for villa owners on the island.

The homes

The homes cover most of what guests look for on a Kent break. In Herne Bay there are flats in the town centre and on the seafront, and houses near the beach, several with hot tubs. There is also a pool house with a hot tub and sauna.

Along the coast, Ramsgate has apartments near the harbour and beach. There is a four-bedroom eco home in Tankerton, near Whitstable, and a retreat at St Mary's Bay that sleeps eight.

Inland, there is a countryside home with a hot tub near Dover and a cottage by a golf course near Sevenoaks. Canterbury has a two-bedroom city home, with a country retreat nearby.

The Broadway Beach House has its own page.

What we do

We take on the whole job of letting a home to guests. That means the listing, bookings, guest messages, check-in, cleaning between stays and repairs.

What guests say

Most rated homes score 4.5 or more out of 5 on Airbnb. Two of the newest have just been listed and have no reviews yet.

At The Broadway Beach House, guests most often mention the hot tub, the walk to the beach and quick replies from the team. Our guide to holiday-let property management explains how we run homes like these.

Where we started

Kent is where we began in 2020. One of our first jobs for guests was turning a small deck at a holiday-let beach house into a hot tub area. A crane lifted the tub in.

By 2022 we were running several holiday lets in Herne Bay with our own teams. Since then the list has grown along the Kent coast and inland.

Our main work is on Koh Samui

Today most of what we do is on Koh Samui in Thailand. There we design, build and run villas, a boutique hotel and restaurants, and we look after villas the same way we look after our Kent homes. See our developments or how property management works with us.
