What running our own hotel and restaurants taught us about building
We build a hotel, restaurants and rental villas on Koh Samui, then run them. Here is what guests and daily operation have taught us about how to build.

A builder that also runs hotels and restaurants builds differently, because it has to live with every decision. We renovated an older building into South Beach Inn, our 8-room hotel on Thong Krut Beach, and we run it.
We added Smash Burger on the Beach to it, renovated MARS Eatery & Art in Lamai, and built or rebuilt the five Laem Sor villas we rent out in Taling Ngam. Running them taught us seven lessons about how to build. Each one below comes from a place we built or renovated and still run.
A quick name check before we start. South Beach Inn is our hotel. South Beach Resort and Beach Club is a separate new build across the road.
Villa South Beach is one of our rental villas in Laem Sor. They are three different places.
Guests show you what is missing
The most useful design brief we have had came from guests. At South Beach Inn, one thing guests keep noticing is that the hotel has no pool.
Across the road we are now building South Beach Resort and Beach Club. It is the part of South Beach with the pool and the deck.
A builder who hands over the keys and leaves never hears comments like that. When you run the place, you hear them every week, and they shape the next building.
Put food where guests already are
Smash Burger on the Beach is the restaurant at South Beach Inn, which we fitted out, on the sand. We announced it within days of the hotel opening, in March 2025. It sits on the same site, offers a discount to hotel guests, and for many of them it is the first meal after they arrive.
That only works because the restaurant was fitted out at a hotel we had just renovated. A fit-out is the work of turning a finished shell into a working space: kitchen, bar, counters, lighting and seating.
What we take from it is our practice now. On anything we will run, we plan the kitchen, the deliveries and the service route with the building, not after it. It is cheaper to draw a service door than to cut one.
A building is not finished when it opens
South Beach Inn opened in March 2025. In May 2025 we refreshed the Rockstar Room, the hotel's sea-view suite. In April 2026 we renovated the entrance.

None of that means the first build was wrong. A hotel is used hard, every day, and guests tell you quickly which spaces work. An operator keeps adjusting.
So when we build anything that will be run as a business, we assume it will be refreshed. Finishes should be replaceable without breaking open the structure, and rooms should be easy to close one at a time.
Design for the people who actually book
The Laem Sor villas are five villas on one road in Taling Ngam. We built or rebuilt them all, and our rental team, ATS Luxury Stays, runs them. They rate 4.7 to 4.9 on Airbnb, and each one suits a different kind of guest:

- Villa Malibu has a dedicated office space for guests who work while they travel.
- Villa Miami sits right beside Villa Malibu, so larger groups can book both. It has a pool with bubble jets on an underwater seat made from terrazzo, a polished stone-chip finish.
- Villa Palm Beach is a one-bedroom villa on a single level, with no stairs, which suits couples and young children.
- Villa South Beach gained a second floor when we rebuilt it, with a rooftop terrace, a sauna and an outdoor bath.
Rental guests choose a villa by what it lets them do. Building for that, rather than for a generic buyer, is easier when you see the bookings yourself.
The small things guests touch fail first
Guest reviews of our own villas are honest, and we read them as a builder. At Villa South Beach, guests have mentioned broken terrace furniture and occasional air-conditioning and Wi-Fi faults.
At Villa Palm Beach, some have mentioned low water pressure and a front door that was hard to use. One stay there lost water and the pool for several days during a mains power cut.
None of those are structural. All of them are what a guest remembers.
Our practice now is to treat water pressure, door hardware, outdoor furniture and what happens in a power cut as design questions at drawing stage. Fixing them after guests arrive costs reviews as well as money.
Choose finishes for the coast and for daily use
When we renovated MARS Eatery & Art, our restaurant, café and art space in Lamai, we did not pick the outside colour from a chart. We ran colour trials on the wall and chose the final tone for light, texture and coastal durability.

Salt air, strong sun and heavy rain wear a building on Koh Samui fast. An operator pays for that wear every year, so it pays to choose for it once.
Open softly, then fully
We announced the MARS renovation in January 2026.
It held its soft opening on 4 July 2026. A soft opening is a quiet first opening to the public, before any big launch.
We plan for a gap between the builders leaving and the doors opening properly. Staff need to learn the space, and the kitchen needs to run under real orders. Our rental team, ATS Luxury Stays, also told its own guests about the MARS opening, with a discount, so the first customers came from places we already run.

Questions people ask
Why hire a builder that also runs hotels and restaurants?
Because they have lived with their own decisions. An operator-builder knows which rooms guests complain about, where kitchens jam and which finishes wear out. That knowledge goes into the drawings for your building, before anything is poured.
Who built and runs South Beach Inn?
We did both. We renovated an older building on Thong Krut Beach, Koh Samui, into South Beach Inn, and it opened in March 2025. We run it day to day. Smash Burger on the Beach, on the same site, is the restaurant at South Beach Inn, which we fitted out.
Is South Beach Inn the same as South Beach Resort and Beach Club?
No. South Beach Inn is our 8-room hotel on Thong Krut Beach. South Beach Resort and Beach Club is a separate new build across the road, with the pool and deck.
Villa South Beach is a different place again, a rental villa in Laem Sor.
Can you build a restaurant or hotel for me on Koh Samui?
Yes. We build hotels, restaurants, gyms and villas for clients, including a gym, pool and café complex for a client in Lamai and a 14-unit hotel we are building for a client in Chaweng. Our checklist on how to choose a builder on Koh Samui shows how to judge us.
