Portofino Village, Lipa Noi, Koh Samui — Stellar Property Global

Portofino Village is a gated hillside development of private villas on Phitakthong Road in Lipa Noi, on the west coast of Koh Samui, designed and built by Stellar Property Global in phases. Villa Moonstone, Villa Emerald and the first Pearl villa (Plot 1) are completed, and Pearl Plots 3 and 4 are still being built. The site looks over the sea to the Five Islands, with jungle behind, and Villa Pearl is one of the villas on the slope. Pearl villa layouts run from three to five bedrooms, and Villa Moonstone has two bedrooms with a further bedroom below. We cleared the land, held a Thai land blessing before building, and post every stage on our Instagram. Because we build in phases, you can walk through a finished villa while the next one goes up.

Portofino Village is our villa development on the hillside above Lipa Noi, on the west coast of Koh Samui. We are building it in phases, so you can stand in a finished villa and watch the next one go up. Villa Moonstone, Villa Emerald and Villa Pearl, Plot 1 are complete, and this page sets out what is built, what is in progress and how to check it.

A hillside above Lipa Noi

Lipa Noi is a quiet stretch of the west coast. The village sits on Phitakthong Road, on the hillside above Lipa Noi. The villas step up the slope, so each one looks over the roofs below to the sea and the Five Islands.

How the village is laid out

Our plan puts the Pearl villas on the first level of the hill. Villa Emerald and other villas sit on a second level above them, and more villas are planned higher up. Pearl layouts run from three to five bedrooms. Villa Moonstone has two bedrooms, with a further bedroom on the level below.

Built in phases, in public

Every plot starts with a Thai land blessing before we break ground. You can read why we do it in the land-blessing ceremony on Koh Samui.

After that, we post the build as it happens: floor slabs, steel roof frames, pool shells and terraces. The site is steep, so we have carried concrete up the hill on an aluminium toboggan and brought bricks in by hand.

Villa Moonstone was the first to finish, in autumn 2025. Villa Emerald was finished in February 2026 and then furnished. Villa Pearl, Plot 1 was finished in July 2026, with four bedrooms and a 10 m pool.

Villa Pearl, Plots 3 and 4 are still being built. That is the point of phasing: the finished villas are your proof, and you can compare them with how our renders turned into real buildings.

Buying at Portofino Village

Villas here have been sold off-plan, which means buying before the building is finished. We are not listing a villa for sale on this page right now. Ask us what is available and what stage each plot is at.

Leasehold means you hold the right to use the land for a fixed term; freehold means you own it outright.

Portofino Village in Lipa Noi is ours. It has no link to developments called Portofino in Italy, Florida or anywhere else. Villa Moonstone, Villa Emerald and Villa Pearl belong to Portofino Village; they are not among our Laem Sor villas in Taling Ngam.
