The Koh Samui property market in 2026, read from our building sites
What we see from building in Angthong, Lipa Noi and Thong Krut in 2026: where the work is, what buyers ask for, and what to check.

The Koh Samui property market in 2026 is busy, and we can see it from our own sites. We are building in Angthong, finishing villas at Portofino Village in Lipa Noi, and adding a resort across the road from our hotel in Thong Krut. We opened MARS Eatery & Art in Lamai in July.
We do not publish price forecasts or market statistics. What we can offer is what a developer sees on the ground: where the work is, what buyers ask for, and where projects slip.
Our reading is simple. Demand is real, and the useful question for a buyer is who can finish what they start.
Why we don't publish a forecast
You will find plenty of 2026 forecasts for Koh Samui, with growth figures and price tables. We don't add one. A forecast is only as good as its source, and we would rather show you what we have built and dated.
So everything on this page is either a fact from our own projects or an observation from our crews and our guests. Where it is an observation, we say so.

Angthong
We have work under way in Angthong. It is one of the nine areas of Koh Samui we have built in, from Lipa Noi to Choeng Mon. We will share more on it as it rises from the ground.
Portofino Village, Lipa Noi
Portofino Village is our hillside development above Lipa Noi, built in phases. Villa Emerald reached completion in February 2026.
Villa Pearl Plot 1 reached completion in July 2026, with four bedrooms and a 10-metre pool. Another villa there is finished and let. Ask us what is available.
South Beach Resort and Beach Club, Thong Krut
We announced South Beach Resort and Beach Club in February 2026. It is a new building directly across the road from South Beach Inn, our hotel in Thong Krut, which opened in March 2025.
The plans include rooms, a spa with a sauna and steam room, a Mexican restaurant and a beach-style pool. It is under construction.
Name check: South Beach Resort and Beach Club is not South Beach Inn, and neither is Villa South Beach, one of our rental villas in Laem Sor.
MARS Eatery & Art, Lamai
We renovated and fitted out MARS Eatery & Art, a restaurant, café and art space in Lamai. We announced the work in January 2026, and it held its soft opening, a quiet first opening to the public, on 4 July 2026.
What we see on the ground
Guest demand is real
Our own villas give us a direct read on demand. Villa Palm Beach in Laem Sor was fully booked in December 2024, its first high season. That is one villa in one month, so treat it as a sign, not a statistic.
The clearer signal is our own decision to add rooms. We opened South Beach Inn in March 2025, and less than a year later we announced the resort across the road. We run the hotel ourselves, so that choice rests on what we see at the front desk.
Buyers want to see finished work
In our experience, buyers in 2026 ask to walk through completed villas before they talk about anything off-plan (buying before the building is finished). That is the right instinct. At Portofino Village we can show them Villa Emerald and the first Villa Pearl plot, completed, rather than a render.
The south and west coasts are getting busier
Much of our work sits away from the busy north-east beaches, in Lipa Noi, Laem Sor and Thong Krut. From our sites, we see more building activity along these quieter coasts than a few years ago.
That is an observation, not a measured trend. If you are comparing areas, our area-by-area guide to where to buy on Koh Samui covers each one we have built in.
Projects slip, including ours
Island building takes longer than a plan says. We announced the MARS renovation in January 2026, and it ran later than we first planned. The soft opening came on 4 July.
South Beach Inn was first aimed at the end of November 2024. The date moved twice, and it opened in March 2025.
We share those dates because a busy market makes delays more likely, not less. Crews and materials are in demand. If someone promises you an exact handover date on Koh Samui, ask what happened on their last three projects.
What this means if you are buying
- Judge the developer on finished, dated work. Ask to visit completed villas, rather than a show unit or a render.
- Read the progress record. A developer who posts dated photos week by week is easier to check. Ours are public.
- Plan for slippage. Build a buffer into your own timeline, especially if you plan to rent the villa in a given season.
- Separate demand from returns. Busy guest calendars are a good sign, but what a villa earns depends on its costs too. Read what a Koh Samui villa really earns before you model anything.
- Get the ownership right first. Our guide to whether foreigners can own property in Thailand explains the structures.

Questions people ask
Is 2026 a good time to buy property on Koh Samui?
We don't time markets, and we don't publish forecasts. What we can say is that guest demand is strong enough for us to keep building and adding rooms.
The better question is whether the villa and the developer are sound. Check finished work and the ownership structure first.
Where is new building happening on Koh Samui?
From our own work in 2026: Angthong, Lipa Noi, Thong Krut and Lamai. We also see more activity along the quieter south and west coasts than a few years ago. That is our observation from our sites, not a measured figure.
Are Koh Samui property prices going up?
We don't publish price data or predictions. Prices depend on the area, the view, the build quality and the ownership structure. Ask any seller for dated, comparable sales, and have your own adviser check them.
Should I buy off-plan in 2026?
It can work if the developer has finished comparable villas you can visit. In a busy market, delays are common, so plan for them. Our guide on vetting a developer lists what to ask.
What are you building next?
Our current work includes villas at Portofino Village, South Beach Resort and Beach Club in Thong Krut, and a new project in Angthong. You can follow all of it on our developments page.
