A two-bedroom villa in Maenam, Koh Samui

This is a two-bedroom villa for a client in Maenam, on the north coast of Koh Samui. It is a single-storey home shaped like a U around a central terrace and pool, on a plot of 289 square metres. Each bedroom has its own walk-in wardrobe and en-suite bathroom, and the living, dining and kitchen area sits in the middle wing. We are building it for a client, and it is at the design stage: the renders and plans are dated 5 October 2026. The pictures on this page are design renders, not a finished building, and details may change. This villa is separate from our hillside villa in Maenam and from our three-villa project there. Maenam is one of the areas of Koh Samui where we build.

Design stage, not yet on site

We are building this villa for a client. It is at the design stage: the design renders and plans are dated 5 October 2026.

The pictures here are design renders: drawings made before building. They show the plan, not a finished building, and details may change. As the work moves on, we will add real photographs.

Layout of the villa

The villa has one storey. The plan is a U shape that wraps around a central terrace and a pool. The pool measures 6.0 × 3.0 m, which is 18.0 m², and it sits between the two bedroom wings.

The two wings have pitched roofs with skylights. The walls are white, with timber under the roof edges and large sliding glass doors that open onto the terrace. The terrace is 25.56 m².

The living, dining and kitchen area is in the middle wing. It is 27.68 m² and open plan, with a kitchen island and dining for six. There is also a guest bathroom with space for laundry, and a pump room of 3.56 m² for the pool equipment.

Bedrooms and en-suites

There are two bedrooms, one in each wing. Each is 17.62 m². Each bedroom has a walk-in wardrobe of 7.55 m² and its own en-suite bathroom of 7.56 m².

An en-suite is a bathroom that opens straight off the bedroom. These have double basins, a walk-in shower and a skylight, so they get daylight.

Plot and access

The plot is 289.0 m². The building covers 156.0 m² of it, and the usable floor area is 138.94 m². The plan notes the local limits: at most 60% of the plot can be built on, which is 173.4 m², and at least 40% must stay open, which is 115.6 m².

Solid walls run around the boundary. The villa is reached from a 4 m road along an access lane that is 2 m wide.
