Three villas in Maenam

Three villas we are building for a client

These are three villas we are building for a client in Maenam, on the north coast of Koh Samui. It is the client's project; our role is the building work. The three plots sit side by side off a 4 m access road, and each villa follows the same single-storey plan, with wings around a central terrace and pool. We shared the project, with design renders, in August 2026. In September 2026 the land was cleared and digging for the foundations began. By the end of that month the land blessing had been held for Plots 1 and 2, and the concrete footings had started. Site photos from 10 October 2026 show the footing pits with steel cages and formwork. The pictures of finished villas are design renders, and details may change.

The site and the start of work

We are building three villas in Maenam, on the north coast of Koh Samui. They are for a client, so they are the client's homes. Our role is the building work.

Cleared land for the three villas in Maenam
Cleared land, September 2026

The three plots sit side by side, off a 4 m access road. A 4 m public road runs along the east side. The plots measure 382.0 m² (Plot 1), 396.0 m² (Plot 2) and 396.0 m² (Plot 3).

We cleared the land and started digging for the foundations in September 2026. Our guide to island construction realities on Koh Samui explains why site work takes the care it does.

Layout of each villa

The plan is the same on every plot. Each villa is a single storey, with wings around a central terrace and pool. The covered area is 193.83 m², and the plan shows a usable area of 223.0 m² (taken from the Plot 3 drawing).

Inside, the living room and kitchen are one open space of 50.84 m², with a kitchen island and dining for six. The wings hold the bedrooms:

  • Bedroom 1 is 22.76 m², with a walk-in wardrobe and an en-suite bathroom of 5.22 m².
  • Bedroom 2 is 20.00 m², with its own bathroom of 3.60 m².
  • A third room of 17.53 m², with a bathroom, is planned as a bedroom or an office.

In short: two main bedrooms with walk-in wardrobes and en-suites, plus a third room that works as a bedroom or a home office.

There is also a guest bathroom (2.25 m²) and a storage and laundry room (7.68 m²). Outside, the terrace beside the pool is 36.60 m², with two small terraces of about 4 m² each. The pool is 17.10 m² (5.70 × 3.00 m), with a 5.00 m² pump room. Each plot has a parking bay of 4.0 × 5.5 m, a pathway and a garden.

Footings come first

Footings are the concrete bases that carry the weight of the house into the ground. Each one starts as a pit, with a steel cage (reinforcing bars tied together) and formwork (the temporary mould that shapes the concrete).

Instagram, 25 September 2026. The land blessing and the first concrete footings.

On 25 September 2026 the land blessing was held for Plots 1 and 2, and we began pouring the concrete footings. You can read more about the ceremony in our guide to the land blessing ceremony on Koh Samui.

Plot 3 is being used to store the soil dug from the other two. Once that soil goes back around the footings on Plots 1 and 2, work starts on Plot 3. Site photos from 10 October 2026 show the pits, steel cages and formwork, with workers on site.

Renders are not the finished building

The pictures of finished villas on this page are design renders: drawings made before building. They show the design as it stands, and details may change. We will add real photographs as the villas rise. Read how a render turns into a real building for how that works.

Name check

This page covers the three villas on three plots in Maenam. It is separate from other client builds:
