Villa Picasso Tulum is a four-bedroom villa in Region 15 of Tulum, Mexico. We built it from the ground up and still run it as a holiday rental. We announced it finished on 5 July 2023 and posted the real photos beside the original render that day. The house is 340 m² on an 822 m² plot and sleeps up to 10. It has a 30-metre pool with a jacuzzi on the ground floor and a plunge pool on the roof, which looks out over the jungle. In February 2025 we said it had earned rental income every month for two years. On Airbnb it holds 4.72 out of 5 from 93 guest reviews. It is our only build in Mexico; most of our work is on Koh Samui, Thailand. It is a different house from Villa Picasso Ko Samui in Taling Ngam.

Most of what we build and run is on Koh Samui, Thailand. Villa Picasso Tulum is the exception, and we keep it here as proof of the same model working at a distance.
We designed it, built it and kept it. Then we let it to guests ourselves, so we live with every finish we chose. That is the same way we run Villa Malibu and the other Laem Sor villas we built or renovated on Koh Samui.
Render first, then the real thing
On 5 July 2023 we announced the villa finished and posted two pictures side by side. One was the render we drew before building. The other was a photo of the house as it stood.

The house
The villa was built around a mature tree. Its branches run into the walls rather than being cut back to make room.
The house has two floors, and each has its own open-plan kitchen and lounge. Ten guests can spread out without crowding one another.
Outside there is a life-size chessboard and an area with hammocks and swings. The roof holds a plunge pool with views over the jungle towards a cenote, a natural sinkhole pool.
What we said about income, February 2025
In February 2025 we posted a before-and-after film of the build. In the same post we said the villa had earned rental income every month for two years.

A team visits on Tuesdays and Fridays to look after the pools and garden.
