## Island realities, plainly

Most plots on Koh Samui slope. That means retaining walls, drainage and steps before the house itself, and it is the first thing we price. [What it costs to build a villa on Koh Samui](https://www.stellarpropertyglobal.com/articles/cost-to-build-villa-koh-samui) explains where the money goes.

The rainy season runs roughly October to December. Groundworks slow down, so we plan the concrete and roof around it instead of promising a date we cannot keep. Permits take time and most materials arrive by ferry. We handle the paperwork and order early, which is why our builds post weekly progress rather than excuses.
