# Where to buy in Koh Samui: an area-by-area guide

The busy north and east, or the quiet south and west? A plain guide to Koh Samui's areas for buyers, from a developer that has built in nine of them.

The best area to buy in Koh Samui depends on what you want the property to do. The busier north and east (Chaweng, Lamai, Bophut, Choeng Mon and Maenam) sit closer to the airport and suit buyers who want existing rental demand. The quieter, sunset-facing west and south (Lipa Noi, Taling Ngam and Laem Sor, Thong Krut) suit a home you will use, a private rental villa, or land to build on.

We have built in nine areas of Koh Samui. This guide describes places we have worked in, not a summary of a listings site.

*This is general guidance for buyers, not legal, tax or investment advice. Get the details confirmed by professionals before you commit money. Start with* [how buying or building works for a foreigner here](/articles/how-to-buy-or-build-property-koh-samui-foreigner)*.*

## The short answer

- **North and east:** the island's shops, restaurants and visitors are concentrated here, and the airport is close. Good for buy-to-let and businesses that need passing trade.
- **West and south:** quieter, more private and sunset-facing. Good for lifestyle homes, boutique villas and building your own.
- **No single best area:** rental income, a holiday home and land to develop are three different answers.
- **Koh Samui only:** this is a villa market in Surat Thani province, and it behaves differently from Phuket or Bangkok.

## How to read the island

Koh Samui is roughly round, with beaches on every side. Its character changes as you go round it.

The **east and north** is the developed side. Chaweng and Lamai are on the east coast, and Bophut, Choeng Mon and Maenam run along the top. Samui International Airport is in the north-east, so these areas are quickest to reach, busiest, and have the most holiday-rental demand.

The **west and south** is the quiet side. Lipa Noi is on the west coast, Taling Ngam and Laem Sor in the south-west, and Thong Krut on the south coast.

The water is calmer and the pace slows the further south you go. Here you pay for privacy and views rather than footfall.

## The north and east: where the island is busy

![Hotel under construction in Chaweng, Koh Samui, at upper-floor stage](/api/media/file/mcp-753b31992d14438144cb3a332f62b7e3-m179-where-to-buy-koh-samui-area-guide-inbody-after.webp?prefix=recovery%2F180fa153-5398-4e6d-9d7b-a9047fe2c691&2026-10-10T06%3A58%3A08.212Z)

### Chaweng

Chaweng is the island's biggest and busiest beach. It is the main strip for shopping, dining and nightlife, with the largest pool of short-stay visitors and the most competition. For buy-to-let aimed at high bookings, or a business that lives on passing trade, Chaweng has the most demand already in place, and entry prices to match.

We are building a 14-unit hotel for a client in Chaweng, from land-clearing in July 2025 up through its upper floors. Chaweng rewards footfall, and you pay for it up front.

### Lamai

Lamai is the second-largest beach and a calmer version of Chaweng. Its dining scene has grown fast, entry prices tend to sit below Chaweng's, and it draws longer-staying visitors and residents. That makes it worth a look for lower-cost buy-to-let and for food and drink businesses.

Two of our projects are here. [MARS Eatery & Art](/developments/mars-eatery-art), our restaurant, café and art space, held its soft opening, a quiet first opening to the public, in Lamai on 4 July 2026.

You may also see it called MARS Lamai. We also built a gym extension, with a pool and café, for a client in Lamai.

### Bophut and Fisherman's Village

Bophut, on the north coast, is best known for Fisherman's Village, an old waterfront of restored shophouses with good restaurants and a weekly walking street. It is calmer than Chaweng, close to the airport and draws an older, design-minded crowd. It suits lifestyle buyers who still want rental income, and shops or restaurants aimed at discerning visitors.

A 14-unit apartment building in Bophut is among our projects. For a buyer, Bophut sits between Chaweng's volume and the south's privacy: walkable, full of character, and not cheap.

### Choeng Mon

Choeng Mon is a quiet cove near the north-east tip, close to the airport but away from Chaweng's noise. It has long been a discreet, higher-end spot for second homes and villas. Choose it if you want services and the airport nearby without the crowds.

Choeng Mon is one of the nine areas where we have worked. Treat it as a premium lifestyle choice with easy access.

### Maenam

Maenam is a long, quiet beach on the north coast with a local, unhurried feel. Entry prices on this side of the island are generally more accessible here.

It has kept a village character as the beaches around it grew. It suits value buy-to-let and people who want to build their own.

We are building a sea-view villa for a client in Maenam, from land-clearing in December 2025 to its retaining wall in early 2026.

## The south and west: where it gets quiet

![Rental villas on one road in Laem Sor, Taling Ngam, Koh Samui](/api/media/file/mcp-b05c68172eb37bc03174d626a17deaca-m180-where-to-buy-koh-samui-area-guide-inbody-after.webp?prefix=recovery%2F27fcf6bc-accb-451f-9b1e-58c31d0d52ca&2026-10-10T06%3A58%3A26.256Z)

### Lipa Noi

Lipa Noi runs down the west coast and faces the sunset. The water is calm and shallow, and the Nathon ferry pier for the mainland is nearby. The hills behind the beach give sea and island views that the flatter east coast lacks.

This is where we are building [Portofino Village](/developments/portofino-village), a gated development on the hillside above Lipa Noi. Villa Emerald and the first Villa Pearl plot are completed, and another villa there is finished and let. Ask us what is available. The Villa Pearl listing puts it about 1 km from Lipa Noi Beach and about 25 km from the airport.

You trade a longer transfer for the view and the calm. If you are considering a scheme here, read [how to check a developer before you buy off-plan](/articles/is-off-plan-safe-koh-samui-vet-developer). Off-plan means buying before the building is finished.

### Taling Ngam and Laem Sor

Taling Ngam, and Laem Sor within it, is the quiet south-west, where jungle meets the sea. There is a pagoda on the shore at Laem Sor, and boats leave from a nearby pier for Koh Madsum (Pig Island), Koh Tan and the Five Islands.

It is private and low-density. It suits a well-run villa rather than a high-footfall one.

We built or rebuilt five rental villas on one road here, about a five-minute walk from Laem Sor Beach according to their Airbnb listings:

- [Villa Malibu](/developments/villa-malibu)
- [Villa Miami](/developments/villa-miami)
- [Villa Palm Beach](/developments/villa-palm-beach)
- [Villa Laguna Beach](/developments/villa-laguna-beach)
- [Villa South Beach](/developments/villa-south-beach)

Across the five, Airbnb ratings run from 4.7 to 4.9.

That is the case for the south-west: quiet does not have to mean empty if the villa is good. For what villas like these earn, read [what a Koh Samui villa really earns](/articles/koh-samui-villa-rental-yields-reality).

### Thong Krut

Thong Krut, on the south coast, is a working fishing area. It is remote and the least developed area in this guide. That makes it a longer-term choice: boutique hospitality, a lifestyle base, or land the market has not fully found yet.

[South Beach Inn](/developments/south-beach-inn), our eight-room boutique hotel, opened on Thong Krut Beach in March 2025. [Smash Burger on the Beach](/developments/smash-burger-on-the-beach) is its restaurant.

Across the road, we are building [South Beach Resort and Beach Club](/developments/south-beach-resort-and-beach-club), a separate new property. Guests see the remoteness both ways: it is the point, and it is the cost.

**A name check.** Villa South Beach is one of the Laem Sor rental villas. South Beach Inn is our hotel in Thong Krut.

South Beach Resort and Beach Club is the new resort across the road from the inn. They are three different places.

### Angthong, in the north-west

Angthong sits in the north-west corner of the island. We have a villa development under way there. For the wider market picture, read [the Koh Samui property market in 2026](/articles/koh-samui-property-market-2026).

## The areas at a glance

![South Beach Inn seen from the sand at Thong Krut, Koh Samui, with beach umbrellas and loungers](/api/media/file/mcp-8de30fc3b44b3e131402525539de81e8-m007-south-beach-inn-hero.webp?prefix=recovery%2F9b20d988-816d-4e24-a1db-226a408ac8be&2026-10-10T06%3A02%3A55.739Z)

- **Chaweng:** busiest beach, nightlife and shopping. Best for holiday rentals and businesses that need footfall.
- **Lamai:** second beach, relaxed, fast-growing dining. Best for lower-cost buy-to-let and food and drink.
- **Bophut and Fisherman's Village:** walkable old waterfront. Best for lifestyle plus rental income.
- **Choeng Mon:** quiet upscale cove near the airport. Best for premium homes and discreet rentals.
- **Maenam:** long, quiet beach with a local feel. Best for value buy-to-let and building your own.
- **Lipa Noi:** calm west coast with sunsets and hillside views. Best for buying into a scheme or a lifestyle home.
- **Taling Ngam and Laem Sor:** quiet south-west. Best for private villas that earn as well as rest.
- **Thong Krut:** remote south coast. Best for boutique hospitality and long-term buyers.

## So where should you buy?

Start from your goal, not the map.

**For rental income from existing demand,** look north and east: Chaweng and Lamai first, Bophut close behind. The guests are already there, so you compete on quality.

**For a home that also earns quietly,** the west and south do it better. Choose Lipa Noi for sea views and a scheme you can buy into, or Laem Sor for a private villa guests rate highly.

**To build your own,** the south and west give you more land, slopes with views and usually a lower entry. Lipa Noi, Taling Ngam and Maenam are all places we have built. Read [what it costs to build a villa on Koh Samui](/articles/cost-to-build-villa-koh-samui) and [island construction realities](/articles/island-construction-realities-koh-samui).

**For a restaurant, shop or hotel,** follow the people: Chaweng, Lamai and Fisherman's Village.

## Questions people ask

### Which area of Koh Samui is best for rental income?

For volume, the east and north: Chaweng and Lamai lead on visitors, with Bophut close behind. A well-run villa in the quieter south-west can also do well on quality rather than crowds. The villa and how it is managed matter as much as the area.

### Is the south of Koh Samui too quiet to invest in?

Not necessarily. For lifestyle and boutique buyers, the quiet is the product.

Thong Krut and Laem Sor trade footfall for privacy and lower entry prices. They are the wrong fit if you need busy holiday-rental demand from day one.

### Where is cheapest to buy on Koh Samui?

Entry prices are generally lower away from Chaweng, with Maenam and parts of the south and west more accessible. We do not publish prices here because they change and depend on the plot. Confirm current prices directly.

### Where should I build my own villa?

The south and west, including Lipa Noi and Taling Ngam, and quieter Maenam on the north coast, tend to offer more land, hillside views and a lower entry than the east coast. Slope, drainage and permits shape every island build, so plan for them early. Read [how to choose a builder on Koh Samui](/articles/how-to-choose-a-builder-koh-samui).

### Which area is closest to the airport?

The airport is in the north-east, so Bophut, Choeng Mon and Chaweng are quickest to reach. Lipa Noi and Thong Krut mean a longer transfer, which is part of why they stay quiet.

## Where to start

There is no single right area on Koh Samui, only the right one for your goal. Tell us what you want the property to do, and we will tell you where it fits. That could be a finished villa at Portofino Village, a rental villa in Laem Sor, a business in the north, or a plot to build on.
